Saja Real Estate Socimi SA (SAJA) was created in 2024 as a result of a spin-off of a real estate portfolio from Inversiones los Arpeos S.L.
Our strategy
SAJA’s strategy is focused on maintaining a healthy portfolio of properties for leasing to corporate businesses. The management of these properties is aimed at maximizing medium-term income, both by gradually improving the profitability of each of the real estate assets in the portfolio and by keeping them occupied for as long as possible.
Its strategy includes asset rotation to achieve the most optimal diversification of landlords and uses. All of this is within the provisions of SOCIMI legislation, which requires holding these properties in the portfolio for three years.
A prudent dividend policy will be maintained to allow for continued growth through the acquisition of new properties, always for corporate use.
Geographic scope
Regarding the company’s geographic scope, the company’s strategy is to continue its expansion, preferably within the areas of influence of major Spanish cities, although investments outside these areas will be considered if the risk-return profile is attractive.
The company has not ruled out gradual additional investments in Portugal once it has a subsidiary there.
